Three 13 Story Towers Proposed in Newport Beach's Koll Center

The proposed Koll Center Residences Project is located in the City of Newport Beach consisting of about 12.56 acres bounded by Birch Street and Von Karman Avenue.
According to a Notice of Preparation of an Environmental Impact Report regarding the Koll Center Residences Project, the proposed mixed-use infill project consists of a total of 260 residential condominium units, a total of 3,000 sq feet of ground floor retail, one acre public park, one parking structure, and reusing existing surface parking. 

The 260 condominium units would be comprised of three 13 story podium towers reaching about 150 feet tall. The parking podiums would consist of two above ground vehicle parking levels along with two to three vehicle parking levels below ground.

The above site plan shows the proposed three tower developments abutting an on-site diagonal road which leads to the proposed one acre public park located at the upper right corner of the project site. To the north of the proposed three tower site, there are existing office buildings, as well as, to the south of the site. The existing office buildings range from 1 to 15 stories tall. Some of the existing surface parking would be reused for retail uses and for the proposed public park.

The current uses at the site of the proposed three towers are existing surface parking and landscaping which is proposed to be demolished. The developer proposes to construct a new parking structure located at the lower right portion of the project site to replace the displaced parking.

Anticipated project schedule is proposed at consisting of four years in a phased approach with a start in 2018 Q1 and end in 2022 Q3. 

The proposed project is located near the under construction phase 1 mixed-use Uptown Newport project. 

To the north of the proposed project is also the under construction Element Project in the City of Irvine.
