Dense Development News Update in (One Broadway Plaza) Santa Ana, Anaheim, Orange, and Laguna Niguel

Since the last update, there has been several new development updates in the cities of Santa Ana, Orange, Anaheim, and Laguna Niguel. Further updates for each individual project forthcoming.


One Broadway Plaza: Foundation only permit issued on 09/08/2015:

From the City of Santa Ana's Planning webpage's "Search Plan Check Status", details about One Broadway Plaza (1001 N Broadway) can be found. The developer applied for a foundation only permit back in 05/05/2015. Further detail shows the permit was issued back in 09/08/2015. Under the "Building Permit History" tab under Permit # 10184972 and in the "Description of Work" states: 

"CODE UPDATE REVIEW FOR 2013 CBC-FOUNDATION ONLY for 37-story office tower. Scope of the work is limited to: installing the APG (Auger Pressure Grouted) piles and mat/pile cap only. NOTE: Basement wall is not covered under this building permit."

There was previously a small one story building with a parking lot which has now been demolished. Fencing is now placed.

​Anaheim Platinum Triangle Project "The George" Broke Ground:

According to the Development Status document from the City of Anaheim, this particular project is allowed up to 341 residential units. Orange County Dense Developments passed by the site recently and saw activity. Additionally, the project's website is live: http://www.livethegeorge.com/ . Pictures to come soon.

​Laguna Niguel: Picerne and Gateway Village Mixed Use are under construction:

According to the City of Laguna Niguel's Major Development Activity Gateway Area project updates, the Picerne and Gateway Village Mixed Use projects are now under construction. From the document describes: Picerne entails 425 apartment units where as the Gateway Village Mixed Use entails 351 apartment units with total of 5,900 sq. ft. of retail space. 

Forbes Rd. Apartment (Blackwood) project was approved by the Planning Commission in October 2015. This project entails 300 apartment units with 10 commercial flex-space units.

Apex Laguna Niguel (Formerly Modera Crown Valley) Picture Update

Update on Proposed Projects at Laguna Niguel's Gateway Area

Previously, Orange County Dense Developments looked into the two developments that got implemented within Laguna Niguel's Gateway Area. These two developments are: Career Lofts and Modera Crown Valley (the links are prior posts).

For this post, we will look into the proposed projects entailed within the Gateway Area. According to an updated document(March, 2015) from the City of Laguna Niguel's website, there are three planned dense residential developments:

Gateway Village Mixed-Use

According to a past Notice of Public Hearing document from the City of Laguna Niguel's Planning Commission, the Picerne residential project is located at 27963 Cabot Road and 25887 Crown Valley Parkway. The total apartment units for this project is 425 units where there will be two  separate apartment communities. The first entails 233 apartment units where the building type is a podium. The building sits on top of the parking structure (3 levels) and the residential component is 5 stories. Accordingly, the building has a total of 8 floors. The second apartment community entails 192 apartment units (4 stories) that will be wrapped around a 5 level parking structure. The total amount of parking spaces, factoring in both parking structures, is 850 parking spaces.

Laguna Niguel: Career Lofts

​According to the City of Laguna Niguel's 
website, the City's planning commission approved the first large residential project in the City's Gateway Specific Plan area in 2012. The project is called Career Lofts by United American Properties. The Career Lofts is located on Cabot Road not too far from the other large residential project on Crown Valley Pkwy. called Modera Crown Valley (See prior post on Modera Crown Valley here: link). Prior, the Career Lofts site used to be the site of Spoons/Black Angus. According to the City's website, the project will include 4 floors of residential units (97 one-bedroom units and 45 two-bedroom units) that is over two levels of parking. The site is near Costco and neighbors the existing six story office building. Career Lofts is 0.7 miles from the nearest train station which is the Laguna Niguel/Mission Viejo Metrolink Station.

​​Modera Crown Valley, located in the City of Laguna Niguel, at the southern portion of the county, is well under construction. This project, once completed, will stand six stories tall and will include 284 apartment units. Anticipated completion date for this project is around early 2015. The project is located about 0.6 miles away from the Laguna Niguel/Mission Viejo Metrolink Station and is also in close proximity to The Shops at Mission Viejo.
