By: Chad Kim According to the City of Santa Ana's website, The Line is a proposed mixed use development that consists of a total of four residential apartment buildings (228 units): three buildings will be each four stories tall and the fourth building will be five stories tall. The project also proposes a 6 level parking structure. The retail/commercial and public space component, which will face the street, would comprise a total of 4,000 square feet. According to LaTerra Development, LLC. construction is planned to start at the end of 2015. The LaTerra Development, LLC. explains the reason for choosing the development's name, The Line, is due to the proximity of the project site's location which is located near existing and upcoming transit modes: 1) Bravo! Route 543: An existing rapid bus route, from the Orange County Transportation Authority (OCTA), on Harbor Boulevard that stops at major transfer intersections and major destinations. The route starts at the Fullerton Transportation Center and ends at Harbor-MacArthur in Santa Ana. The advantage of this type of bus service is that it saves passengers time by not having to stop at every bus stop that the regular route (Route 43) does. On weekdays, Bravo! Route 543 runs every 12 minutes during peak hours and every 18 minutes off-peak. It runs from 5 AM to 6:30 PM. Bravo! Route 543 also has weekend service which runs every 20 minutes from 7:00 AM to 7:00 PM (Source). The Line development is closest to the Harbor-Westminster Bravo! stop. Bravo! See here for more information: https://www.octa.net/ebusbook/RoutePDFNew/route043.pdf 3) OC Streetcar: This is a planned streetcar system that would operate from the Santa Ana Regional Transportation Center in Santa Ana to a new transit center at Harbor-Westminster in Garden Grove (Source and for more Info). The Line development would be closest to the Harbor-Westminster streetcar stop. According to the OC Register, the project consists of one hotel building (129 rooms; based on pictures it looks to be 4 stories tall) and an apartment building (435 units; based on the renderings it looks to be 4-5 stories tall). Based on the most recent pictures, the hotel portion of the project is further along and the apartment complex appears to be a "wrap-around' design where the residential units are wrapped around the parking structure. Currently, the parking structure is being built. Pomona Court is located on 211 - 213 North Pomona Avenue. The project site has an existing restaurant that fronts North Pomona Avenue. The new under construction mixed-use building is located behind the restaurant building. The total number of floors for this project is three. The first floor will consist of office space (2 units) and 1 residential unit. The second and third floor will each have 2 residential units. The project also includes 9 surface parking spaces. Additional information that can be found from the City's website, indicate the residential units will be rentals. Commonwealth Avenue. This development will be six stories tall and will have a total of 95 affordable senior rental units (source). However, it appears the northern portion of the project is still in its finishing touches. OC Dense Developments first reported about this project back in July, 2014. These two developments are: Career Lofts and Modera Crown Valley (the links are prior posts). For this post, we will look into the proposed projects entailed within the Gateway Area. According to an updated document(March, 2015) from the City of Laguna Niguel's website, there are three planned dense residential developments: Map of Laguna Niguel Gateway Area Projects (Source): Blackwood/Three Forbes Status: Planning-Submitted 290 apartment units with 10 live/work units Gateway Village Mixed-Use Status: Building Plan Check 351 apartment units with 5,900 sq. ft. retail Picerne Status: Grading Plan Check 425 apartment units Rendering (Source: Picerne): According to a past Notice of Public Hearing document from the City of Laguna Niguel's Planning Commission, the Picerne residential project is located at 27963 Cabot Road and 25887 Crown Valley Parkway. The total apartment units for this project is 425 units where there will be two separate apartment communities. The first entails 233 apartment units where the building type is a podium. The building sits on top of the parking structure (3 levels) and the residential component is 5 stories. Accordingly, the building has a total of 8 floors. The second apartment community entails 192 apartment units (4 stories) that will be wrapped around a 5 level parking structure. The total amount of parking spaces, factoring in both parking structures, is 850 parking spaces. By: Chad Kim According to a past OC Register article, the Anaheim Convention Center will under-go a seventh expansion. The Anaheim Convention Center is located in the City of Anaheim, at the heart of the Anaheim Resort. The convention center is located south of Disneyland Resort. The new expansion replaces a parking garage located at the north-side of the convention center abutting Katella Avenue. As part of the expansion effort, the old parking garage will be replaced with a new one which will be located in the center of the new building. According to the Anaheim Convention Center Expansion 2017's website, the new building will have two levels, totaling 200,000 sq. ft., providing the opportunity for flexible space uses such as exhibits, meetings, and banquets. The architectural design was from Populous and construction will be under Turner Construction Company. The anticipated completion date is Summer 2017. The popular WonderCon was hosted at the Anaheim Convention Center till this year, as Comic-Con International announced they would be moving WonderCon to the Los Angeles Convention Center for 2016. The non-profit organization stated that lack of convention space was the reason for leaving the Anaheim Convention Center. Additionally, the organization is still looking for a convention center site for 2017 as stated by the kpbs article, "Securing dates and the proper amount of space has always been difficult, and at this point Glanzer said 2017 is up for grabs." (Source). In light of the upcoming expansion, it remains to be seen if WonderCon will come back to the Anaheim Convention Center.
