Irvine: Park Place

Park Place is a new apartment development, from the Irvine Company, located in the City of Irvine on 3395 Michelson Drive within the Irvine Business Complex (IBC) district. According to the City of Irvine's website, Park Place brings 989 apartment units. Based on the Irvine Company's website, it is now possible to lease apartment units at Park Place.

Anaheim: Anaheim Resort Hotels

According to an OC Register article published on August 14, 2013, the article explained the then upcoming increase of hotel rooms in the Anaheim Resort district (District). The District is located within the City of Anaheim and includes popular tourist destinations such as Disneyland Park, Downtown Disney, Disney California Adventure Park, and the Anaheim Convention Center. The increase in hotel rooms are attributed towards the recovery from the Great Recession, and as a result, hotel developers were able to once again get loans for their developments, and the demand is there.

As the OC Register article was published over a year ago, we decided to check out which projects broke ground or is completed. The article provided a graphic providing where the projects are located and also a summary of each projects' descriptions:

Garden Grove: Update: Site "C" Project

Update: It appears the site of the planned Site "C" Project has become storage grounds for the Great Wolf Resort Project down the street. The most recent update regarding Site "C" was from an OC Register article published August 14, 2013. From the article, it stated the project was planned to break ground in 2014, but that is not the case. Nevertheless, the most recent information stated the project was planned to have three hotels with a grand total of 760 hotel rooms. Stay tuned for updates regarding Site "C".

Huntington Beach: Beach & Ocean (Beach Walk Apartments)

​According to the City of Huntington Beach's website, the project known as Beach Walk was completed back in November 2014. The project is located on Beach Boulevard in between Utica and Adams. Based on the City's summary about the project, Beach Walk (also known as Beach & Ocean) includes 173 multi-family apartment units rising 4 stories tall, and also includes a 5 level parking structure. Amenities include: public and private open space areas, fitness room, and resident clubhouse and rooftop deck.


Huntington Beach has been on a roll with high density developments such as The Residences at Bella Terra, The Boardwalk (Murdy Commons), Oceana Apartments, Huntington Beach Lofts, and Elan Huntington Beach.

Buena Park: Planned: OnBeach

According to the City of Buena Park's website, there is a new proposed development, by FEGI LLC at what used to be the Anaheim General Hospital site (5742-5832 Beach Boulevard). Meeting notices were mailed out October 15, 2014, where the meeting took place on October 29, 2014. The meeting notice sheet provided details about the proposed project including a five story mixed-use development which includes: 60 senior apartment units and an estimated combined total of 48,000 sq. ft. of retail, restaurant, and medical office uses. The entire site makes up about 2.31 acres, where majority of the space is proposed to be surface parking lots. The project also proposes below-grade parking. The Circulation/Access illustration provided below sheds light on the vast surface parking proposed on the site. The illustration also points out transit accessibility which bus stops are located on Beach Blvd. at Franklin St. (The northbound and southbound stops are serviced by OCTA bus Route 29 and LA Metro's Route 460).

Irvine: 200 Spectrum Center (Upcoming Tallest Buliding in Orange County) and Other Irvine Spectrum Developments

Before delving further into this post, Orange County Dense Developments would like to wish everyone a Happy New Year! 

According to the Orange County Register, The Irvine Company built a 315 ft. tower at 520 Newport Center Drive which is in the City of Newport Beach. This surpassed the existing City Tower's height as this tower, which is located in the City of Orange, is 302 ft. tall. Yet, again, The Irvine Company is about to break another record for the title of the tallest building in Orange County, as they are in the process of constructing a new skyscraper at 8055 Irvine Center Drive. This tower will replace a surface parking lot and is located within the Irvine Spectrum area. The new tower will be 323 ft. tall and according to The Irvine Company - Office Properties website, the building will have 21 floors. 

Recently, there has been an increase in development in the Irvine Spectrum area including a relatively new hotel (Courtyard Marriot) , new residences (e.g., @ intersection of Alton Pkwy and Meridian), and now a new office tower that will take the title of the tallest building in Orange County. This may be temporary as Caribou Industries is looking towards building the One Broadway Plaza tower in Santa Ana which would stand at 497 ft. tall. Caribou Industries's website provided a ground breaking year of 2014, but has not broken ground yet. It remains to be seen whether this project will break ground.
