Proposed Mixed Use Project: The Residences at Newport Place

​The Residences at Newport Place is a proposed mixed use project located in Newport Beach where the project site is 5.70 acres. The project site is bordered by Dove Street, Scott Drive, Corinthian Way, and Martingale Way. 

The proposed mixed use project entails 384 luxury residential apartment units where out of the 384 dwelling units, 298 are market rate and 86 dwelling units will be affordable units. The retail component of the mixed use project will have a total of 5,677 square feet. The building will be within 4 levels on top of a parking podium where 2 levels of vehicle parking will be partially underground. The total amount of vehicle parking spaces for this project is 715 vehicle parking spaces.

Currently at the proposed project site has an existing shopping center which is the MacArthur Square which was built in 1974. The Initial Study for this report states regarding MacArthur Square, "...may be described as an aging, underutilized, and underperforming neighborhood shopping center." (p. 8). Accordingly, if the proposed project is approved, then the existing shopping center will have to be demolished.
