Phase One of The Element Project (700 residential units) Breaks Ground in Irvine's IBC

​According to the City of Irvine's Request For Planning Commission Action report from April 17, 2014, The Element is a mixed use project located in the City of Irvine's IBC district. The Element is a phased project consisting of three phases where the total units will be 1,600 residential units. The breakdown of each phase pertains to Phase 1 having 700 residential units and the project site is 10 acres. Amenities would include a public park and other amenities for the future residents. Phase 2 would have 307 residential units and amenities for future residents. Phase 3, the last phase, would have 593 residential units and is where the mixed use component will be located with as the report states, "...primary- and accessory/resident-serving commercial areas". Amenities at the 3rd phase includes a public plaza and other amenities for future residents.

The primary retail and restaurant total sq ft is between 8,500 to 17,000 sq ft. and the accessory retail and restaurants is between 8,000 and 22,000 sq ft. According to a previous OC Register article, the height of the buildings will range from 56 to 67 ft tall. The City report states at total build out there will be a total of 6 buildings. There will be a total of 3,565 parking spaces provided in this project. Phase 1 will have a total of 70 affordable units and the three phases in total will have 159 affordable units.

According to the OC Register, the developer, Garden Communities, also has another project within Irvine known as Metropolis. LAOCDB previously documented the project is under construction where its construction crane can be seen from a distance on southbound Jamboree near The District in Tustin.
