High Density Residential Developments Making a Comeback at Irvine's Irvine Business Complex (IBC)

The Irvine Business Complex (IBC) is located in the City of Irvine (City) at the west most side of the City bordering with the cities of Newport Beach and Santa Ana. At the southwest border of IBC is the John Wayne Airport.

The IBC is one of the City's larger employment center. The other employment center that comes to mind is the Irvine Spectrum Area which will soon hold title to the tallest building in Orange County thanks to the 200 Spectrum Center office tower project. The IBC also has existing high rises, and according to a past OC Register article, one of which at one point was the fourth tallest building in Orange County. This is The Michelson office tower (19 stories, 286 1/2 feet tall), opened in 2007,  which currently bears the title of Hyundai Capital towards the top of the building.

The Michelson is located in the Park Place site which has a office campus style feel, but is mixed use with retail, restaurants, and also two twin high rise residential buildings (Marquee at Park Place). The IBC is in the midst of a resurgence in dense developments and as explained below (After the page break). Even the Park Place site will see new mid-rise hotel and residential project. Park Place has already seen a new dense residential development known as Park Place whose developer is the Irvine Company.

The City periodically updates their list of the status of residential projects (latest update: April 1, 2015) within the IBC along with a map illustrating those updates:

Accordingly, based off the City's updated list, Orange County Dense Developments provides a picture to those residential projects that are under construction or what looks to be like the site is breaking ground soon.

Upcoming Park Place projects:

As mentioned earlier, there appears to be an upcoming hotel project and residential projects at the Park Place site (# 4. Park Place Irvine [787 total units], 40. Vireo at Park Place [520 total units] ). Construction has not started yet on either. Pictures below, shows some renderings of the upcoming projects.
