Brookhurst Place (Formerly Brookhurst Triangle): Phase 1 Broke Ground in Garden Grove

The Brookhurst Triangle is a mixed-used project that is located within the City of Garden Grove and is located north of the former Garden Grove Galleria project. According to the OC Register (website), in early March 2014, the Garden Grove planning commission approved a revised Brookhurst Triangle which is downsized compared to the former proposal. Prior, the Union Pacific Builders proposed two skyscrapers, homes, and retail. However, this did not materialize and the Union Pacific Builders dropped out (source).

According to the City of Garden Grove's fact sheet on Brookhurst Place, formerly known as the Brookhurst Triangle, the developer of the project is Kam Sang Company, Inc. It is noteworthy that this project, as the fact sheet states, "...is Garden Grove's largest proposed commercial and residential development" (Source). The mixed use project is located at the north-west corner at the intersection of Garden Grove Boulevard & Brookhurst Street, and the project site is 14 acres. Overall, the project will consist of 600 residential dwelling units (DUs), 50,000 square feet commercial & retail, 1 acre public park, and an urban trail. Additionally, the fact sheet also states there is a potential for a total of 200,000 square feet of commercial/retail. The project is carried out in two phases. The first phase consists of 180 DUs and amenities include: pool & clubhouse, phase 1 of the urban trail out of a total of one mile. The first phase broke ground in Dec 2015 and the estimated completion time for the first phase is in Summer 2017. 

The second phase consists of the remaining 420 residential DUs and the commercial/retail component. Additionally, the second phase also includes completing the remainder of the urban trail, and constructing the 1 acre public park. ​
