A Closer Look at Trilogy Residential in Irvine Business Complex

The Trilogy Residential project will consist of a multi-building multifamily residential development from Garden Communities. Located in Irvine's Irvine Business Complex, the development will consist of 876 residential units. 
Garden Communities is planning to develop a u-shaped site bounded by Martin, Campus Drive, and Von Karman Avenue. The project site consists of six different parcels which each has an existing office building ranging from two to four stories tall. The existing office buildings will be demolished and replaced with three residential buildings, each consisting of six stories (max height 85 feet), and will comprise the total planned 876 residential units (73 dwelling units per acre). Trilogy will be a rental community, but the developer will have the option to convert the rental to for-sale condominiums. 

Amenities at the Trilogy project will include: a three story fitness builiding (13,710 sq ft), several private recreation areas (i.e., roof deck at top of parking structure at Buildings A and C & a clubhouse in Building A) (For complete description of residential amentiies please see page 6), along with a 1.06 acre privately owned publicly accessible park. The provision of this park is part of the park dedication requirements set forth by the City of Irvine. The developer will also set aside 89 on-site affordable units which reduced the park dedication size by 0.18 acres.

As shown by the above table, the project will consist of a total of 1,491 vehicle parking spaces.

The architect of the project is Togawa Smith Martin who also designed Metropolis which is also located in Irvine Business Complex. Metropolis is currently under construction. The  Metropolis project is also from Garden Communities.

According to the OC Register, The City of Irvine Planning Commission approved the project on 12/15/2016. Additionally, construction schedule of the development depends on the market conditions and possibly some units might be completed in 2 to 3 years.
