According to a previous Request For Planning Commission Actionreport, 2801 Kelvin Avenue project's developer is United Dominion Realty (UDR). The project is located at the intersection of Jamboree Road and Kelvin Avenue at 2801 Kelvin Avenue in the City of Irvine's Irvine Business Complex (IBC). When completed, the total number of dwelling units will be 381 DUs standing at a max of 5 stories. This project received a density bonus of 76 DUs out of the total 381 DUs  through providing affordable housing where 22 DUs are set aside for affordable housing to Very Low Income households, 1 DU for Low Income household, and 15 DUs set aside for Moderate Income households. The residential building is a wrap around where the parking structure will stand at 6 stories tall (total of 601 vehicle parking spaces).
Nearby, northeast of the project site, is another high density residential development that is under construction known as the 360 Fusion Apartment Homes project from developer, 360-Irvine, LLC. Also nearby are two existing apartments which are Granite Court and Modera Irvine.
