150 Newport Center: Proposed 7 Story Residential Mid-Rise in Newport Beach

150 Newport Center is located in the City of Newport Beach. The proposed development is located south of Fashion Island and the developer is Newport Center Anacapa Associates, LLC. The proposed project consists of a 7 story residential mid-rise and the project site is 1.26 acre. 
The 7 story residential building (max height 83.5 feet tall) will consist of a total of 49 condominium dwelling units. Vehicle parking spaces are to be provided through 3 underground levels. In total, the developer is proposing 100 vehicle parking spaces for residents (98 vehicle parking spaces required by City) and 26 vehicle parking spaces for visitors (25 vehicle parking spaces required by City).

The above proposed site plan shows the vehicle parking garage is accessible at the southern portion of the project site, and there would be valet service. Amenities for residents include a pool and dog run located at northwest portion of the project site at the ground level.

The architectural design is meant to be compatible with the existing buildings in the Newport Center area. With that, the facade would mainly be comprised of pre-cast concrete, stainless steel finishes, and glass.  

Construction Schedule: 

The project site currently has an existing 8,500 square ft. car wash, gas station, and surface parking. To construct the proposed project, the existing building and surface parking would have to be demolished which would take about a month. 

Afterwards, the overall construction of the proposed project is estimated to take about 18 months. 

Newport Center Developments (Proposed, Under Construction, and Existing):

With regard to high density residential developments in the Newport Center area, 150 Newport Center is not the only proposed development. LAOCDB reported about Museum House, a proposed 26 story residential condominium tower located at the northern area of Newport Center. North of Museum House is an under construction multifamily development at San Joaquin Plaza consisting of 524 apartment units from developer Irvine Company (SABP Reprographics). South of the proposed Museum House is the existing The Colony apartments from Irvine Company. Abutting the Newport Beach Country Club, The New Home Co. developed Meridian which consists of 79 luxury condominiums (LA Times). According to New Home Co. the Meridian's last unit was sold as their webpage states, " Thank you for your interest in Meridian's Newport Beach residences by The New Home Company.
