825 Hill: Planned 49 Story Tower from Onni Group Obtains Grading and Shoring Permits

825 Hill is located in Downtown Los Angeles (DTLA) on Hill Street in between 8th and 9th Streets. According to The City of Los Angeles Department of Building and Safety (LADBS), Onni Group has successfully obtained their Site Grading and Temporary Shoring permits on 1/12/2016. This project consists of a 49 story mixed use residential tower. The architect is Chris Dikeakos Archtectural Corporation.
The Onni Group's project was presented at the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee Meeting (PLUM) on March 18, 2014. In the agenda, as an attachment, includes the Master Land Use Permit Application (Report) for this project. According to that report, the total number of dwelling units was 589 dwelling units along with 4,500 square feet of retail on the first floor on both sides (Olive Street and Hill Street). Additionally, it was written as 50 stories (637 feet tall) in the report. Whereas, in the LADBS, it is stated as 49 stories. ​
Under "Work Description" from the LADBS page on the Onni Project, the most recent description under application/permit # 15020-10000-01881 states that the project consists of 509 condominium units along with 5,500 square feet of retail on the first floor. Vehicle parking would be provided with two levels underground and five levels above ground as a parking podium.

The Report also states the 6th and 7th floor of the podium will include open space, for residents, totaling about 29,245 square feet (courtyard, garden plaza, outdoor flex space, and a swimming pool). Additionally, each unit would have private balconies or roof decks. 

Currently, the future project site is a surface parking lot. Speaking of vehicle parking, the Report states the project requires 581 vehicle parking spaces. However, in the Report, the developer would provide about 600 vehicle parking spaces along with another 5 spaces for commercial purposes totaling to 605 vehicle parking spaces. Bicycle parking must also be provided where the project is required to provide 648 bicycle parking spaces for residential (short term: 59 spaces and long term: 589 spaces) and 4 bicycle parking spaces for commercial. The proposed configuration stated in the report is as follows: Residential (short term: 59 spaces and long term: 589 spaces = total: 648 spaces) and commercial (short term: 2 spaces and long term: 2 spaces = total: 4 spaces). Overall, this is a total of 652 bicycle parking spaces.

As shown in the rendering, the blue tower (33 stories), is LEVEL at 888 Olive which held a grand opening on November 6, 2015. LEVEL is a short-term, extended stay, and corporate rental. LEVEL's developer is also Onni Group. 

This stretch of Olive is seeing an increase in development bringing much needed foot traffic and retail. Up Olive Street at 8th Street, at 801 Olive, is a high rise project by Carmel Partners currently under construction and when completed will stand 33 stories tall. Immediately north of 801 Olive is eighth & grand, also by Carmel Partners, which is now leasing and also has a Whole Foods Market.
