Vireo At Park Place Project Under Construction

​The Vireo at Park Place project is located in Irvine's Irvine Business Complex (IBC) at the Park Place mixed-use campus. The developer is Sares-Regis Group and according to their webpage regarding the project, the residential development will entail 520 rental units.

Phase One of The Element Project (700 residential units) Breaks Ground in Irvine's IBC

​According to the City of Irvine's Request For Planning Commission Action report from April 17, 2014, The Element is a mixed use project located in the City of Irvine's IBC district. The Element is a phased project consisting of three phases where the total units will be 1,600 residential units. The breakdown of each phase pertains to Phase 1 having 700 residential units and the project site is 10 acres. Amenities would include a public park and other amenities for the future residents. Phase 2 would have 307 residential units and amenities for future residents. Phase 3, the last phase, would have 593 residential units and is where the mixed use component will be located with as the report states, "...primary- and accessory/resident-serving commercial areas". Amenities at the 3rd phase includes a public plaza and other amenities for future residents.

The primary retail and restaurant total sq ft is between 8,500 to 17,000 sq ft. and the accessory retail and restaurants is between 8,000 and 22,000 sq ft. According to a previous OC Register article, the height of the buildings will range from 56 to 67 ft tall. The City report states at total build out there will be a total of 6 buildings. There will be a total of 3,565 parking spaces provided in this project. Phase 1 will have a total of 70 affordable units and the three phases in total will have 159 affordable units.

According to the OC Register, the developer, Garden Communities, also has another project within Irvine known as Metropolis. LAOCDB previously documented the project is under construction where its construction crane can be seen from a distance on southbound Jamboree near The District in Tustin.

360 Fusion Apartment Homes Project in Irvine's IBC

​360 Fusion Apartment Homes project, from 360-Irvine LLC, is located at 2852 McGaw, 17321-17351 Murphy in the City of Irvine's Irvine Business Complex (IBC). According to City of Irvine
 document, the project entails a five story building with a total of 280 apartment units (Size of units ranges from 623 to 1,276 sq ft). Out of the 280 units, 29 units will be affordable units for very low to moderate income levels. The project site is 3.56 acres. The project will have a total of 424 parking spaces.

The prior post on high density making a comeback in Irvine provided a list and map created by the City of Irvine which shows proposed and under construction projects within the Irvine Business Complex (IBC).

This picture update pertains to the Equity Residential Apartments I residential project which is located at the intersection of Alton Parkway and Millikan Avenue in the City of Irvine's IBC. The under construction project is also near the popular Diamond Jamboree plaza.

Photo Update of Metropolis Project in Irvine

​Since the last update, the Metropolis project in Irvine's Irvine Business Complex (IBC) has made much progress. There is a construction crane operating and the crane can be seen as far as from the Tustin train station. The Metropolis project is located on 2500 Main Street. According to the Togawa Smith Martin architect's website, this project is a mixed use development that will have a total of 457 rental units. From the rendering, it appears the buildings range from having 6 to 7 floors.

14 Story Hotel Project and 20 Story Office Tower Project to be Presented in Next Irvine Planning Commission Meeting

According to the Planning Commission agenda from the City of Irvine's website, two large projects are on the item in the agenda for the September 3, 2015 meeting. Both large projects are in the Irvine Spectrum area. One project pertains to R.D. Olson Development's proposed 14 story hotel tower. A prior post on the proposed hotel project shed light on this project.

The accompanying report to the agenda item sheds further light regarding this project. According to the report, the maximum height of the proposed hotel tower is 169 feet and 6 inches:

The second item is Irvine Company's proposed 20 story office tower at 400 Spectrum Center. According to the documents attached to the agenda, the office tower will have the same type of design as its under construction neighbor, 200 Spectrum Center. The proposed office tower has a proposed height of 323 feet and 4 inches. The 200 Spectrum Center tower is also 323 ft tall and is currently the titleholder of tallest building in Orange County. The 400 Spectrum Center project also would entail providing 1,313 parking spaces.

Proposed Pistoia Residential Project in Irvine's IBC

According to a Irvine City document, the developer, Great Far East, is proposing a dense residential project at the intersection of Derian Avenue and Kelvin Avenue. The proposed project consists of 371 residential units and the total size of the project site is 4.77 acres. The building will be a wrap around style where the residential building will be five stories tall (the apex of the building would stand at 71.5 feet tall. This is just below the max allowable height of 75 feet) and the parking structure will be 6 stories and would provide 7 levels resulting in a total of 598 parking spaces. Proposed 14 Story High Rise Hotel Near Irvine Spectrum

Orange County Business Journal and OC Register are reporting that R.D. Olson Development is proposing a 14 story hotel next to the recently completed eight story Courtyard Irvine Spectrum hotel located in the City of Irvine:

R.D. Olson Development's website, provides some detail about the proposed project. The proposed 14 story hotel would be a Marriott that would have a total of 250 hotel rooms. Their website also states the hotel would also have, "...a restaurant, bar and lounge; over 9,000 square feet of meeting and prefunction space with a large event lawn; expansive pool and spa...". Additional amenities include a two story fitness area totaling 2,000 sq. ft. and also a rooftop terrace. 

According to the OC Register, the proposed project is still under review by the city and, if approved, the project could start in November and finish construction around Summer 2017.
Rendering:
The Irvine Spectrum area has been seeing an increase in dense development such as the Centerpointe apartment project and the under construction 200 Spectrum Center tower which will take the title of Orange County's tallest building. The Irvine Company is also proposing for another high rise office tower near the 200 Spectrum Center.

Irvine Gateway Residential Project in City of Irvine's IBC

An Irvine Planning Commission report (05/07/2015) sheds light on the proposed project named Irvine Gateway located at 17150 Von Karman Avenue. The developer, FF Realty II, LLC., is aiming to build a total of 434 residential units (out of the total, 44 rental units are affordable units) on a 8.51 acre site (~51 DU/Acre). The project is aiming to get a density bonus of 87 residential units and accordingly, there are 347 base residential units. The total of these two adds up to the overall total residential units proposed in the project. While the north side of the project site is proposed to have a 5 story apartment (363 rental units; may have the future option of turning into for sale condo units), the south side is proposed to have for sale attached three story townhomes (71 units). The apartment building configuration is a wrap-around and the parking garage will have six levels.
